Commercial Interiors in Koramangala, Bangalore

Half the buildings in Koramangala are 15+ years old. The wiring is usually the first surprise. We've done enough fit-outs here to know exactly what you're walking into.

Koramangala rents average Rs. 85-120 per sq.ft. per month -- the priciest micro-market in South Bangalore. At those rates, your interior design literally determines whether you fit 25 or 35 productive seats into a 3,000 sq.ft. floor plate. Every square foot has to earn its keep.

The Koramangala Startup Ecosystem

This neighbourhood runs on startup energy. Hundreds of funded companies, seed-stage teams, mid-stage firms that outgrew WeWork but can't justify Whitefield-scale leases yet. Typical offices: 2,000 to 8,000 sq.ft., spread across converted residential buildings, standalone commercial structures on 80 Feet Road, and mixed-use developments in 1st Block and 5th Block.

Co-working conversions are a big part of what we do here. WeWork, Cowrks, and independent operators keep acquiring 5,000-15,000 sq.ft. spaces and need them converted fast. The challenge: maximise seats while keeping acoustic separation between tenants, build shared amenities that look good under heavy use, and pick finishes that survive high turnover.

Koramangala-Specific Design Challenges

Here's the reality: many Koramangala offices are in buildings from the 1990s and early 2000s. Residential-grade electrical systems. Floor-to-ceiling heights of 9-10 feet (versus 11-12 in purpose-built commercial buildings). Structural limitations that restrict heavy partitions. We regularly execute renovation and remodeling projects in these buildings, upgrading electrical panels from single-phase to three-phase, installing new false ceiling grids that accommodate modern LED lighting and AC ducting within constrained plenum spaces, and reinforcing floors for server room loads.

80 Feet Road is the F&B and retail spine. Restaurants, cafes, retail stores -- all competing for attention. Our restaurant and cafe interior work here addresses BBMP licensing, kitchen exhaust requirements, fire safety compliance, and the acoustic insulation that prevents noise complaints from the apartments upstairs. That last one has killed more restaurant projects than bad food ever has.

The boutique hotel scene is growing too -- independent properties in 1st Block and 5th Block serving startup visitors and business travellers. We handle hotel interiors here, from lobby redesigns to guest room fit-outs for 15-50 key properties.

Proximity and Connected Markets

Koramangala sits between HSR Layout and Indiranagar. Companies often look at spaces in all three neighbourhoods before deciding. Because we've worked extensively across this South-East Bangalore corridor, we can actually advise on which location makes sense for your budget and operational needs. We provide design and fit-out services across all three.

What Makes Koramangala Different

An estimated 3,000+ startups across eight blocks. Highest density in 5th Block (near Sony World junction), 1st Block, and along 80 Feet Road. Seed-to-Series A startups lease 1,200 to 4,000 sq.ft. -- spaces where every design decision affects how many people you can seat. Series B and beyond take 5,000-15,000 sq.ft. on 80 Feet Road or the Koramangala-Ejipura stretch.

Budget drives everything here. Most funded startups allocate INR 1,200-1,800 per sq.ft. for their first fit-out (design, civil, MEP, furniture, signage -- all in). At that budget, the spec is pragmatic: gypsum partitions on GI studs, 2x2 Armstrong ceiling tiles, Kajaria or Somany vitrified tiles at INR 55-80 per sq.ft. installed, and modular workstations from Featherlite or Peenya fabricators at INR 12,000-16,000 per seat. But here's the Koramangala move: put 20-25% of your budget into the reception and breakout zones. Those are the spaces that photograph well for hiring pitches and investor meetings. We've seen this strategy work for dozens of startups here.

One more thing. The building stock is older than Whitefield or ORR. Many spaces are converted residential structures with 9.5-10 ft slab-to-slab heights, irregular column grids, and electrical systems that weren't designed for 50 workstations and server racks. Before you sign a lease, check the sanctioned electrical load. A converted residential building might have 5-10 kW per floor. A 50-person startup needs 30-50 kW for workstations, servers, and AC. We've had clients discover this after signing -- it's a costly BESCOM upgrade.

Koramangala Interiors FAQs

What is the typical office fit-out cost in Koramangala?+

Rs. 1,600 to Rs. 3,200 per sq.ft. for standard specs. Open-plan startup offices with minimal cabins land at the low end. Premium offices with acoustics and full MEP upgrades hit the high end. And if you're in an older building -- which most are -- add Rs. 200-500 per sq.ft. for electrical and structural upgrades.

Can you fit out older residential-converted commercial buildings?+

That's literally half our Koramangala work. Electrical upgrades from single-phase to three-phase, structural reinforcement for server rooms, new false ceilings within tight plenum heights, and BBMP change-of-use compliance. We know these buildings inside out.

Do you handle restaurant interior design on 80 Feet Road?+

Absolutely. Kitchen layout and exhaust systems, BBMP food establishment licensing, fire safety, acoustic insulation for the apartments upstairs, and front-of-house design that gets people through the door. 80 Feet Road is competitive -- your interior has to stand out.
